What to Expect From Start to Move-In

One of the first questions we hear from buyers is, “How long does it actually take to build and install a home?” And honestly, it’s a great question. When you’re planning a move, setting expectations early makes the entire process feel less overwhelming.

At The Home Station, we believe transparency matters. While every project is unique, most homes follow a similar timeline from land prep to move-in day. Here’s a realistic breakdown of what that journey typically looks like.


Phase 1: Loan Approval & Pre-Construction

About 30 days

This is where everything officially begins. During this phase, most of the behind-the-scenes work happens.

Your home development loan is finalized, perk and impact tests are completed, and initial construction permits are submitted. Utilities are coordinated, vendors are lined up, and your site map is drawn and approved. While it may not feel exciting yet, this phase is crucial. A smooth start here sets the tone for the rest of the build.

Phase 2: Factory Build & Site Prep

About 30 days

Now things start moving quickly and in two places at once.

While your home is being built in the factory, your land is being prepared at the same time. The homesite is cleared and leveled, footers are dug, inspections take place, and cement footers are poured. Because these steps overlap with factory construction, the overall timeline stays efficient without cutting corners.

This phase is where your home truly begins to take shape.

Phase 3: Home Delivery & Installation

About 30 days

This is the moment most buyers look forward to.

Your home arrives on site and is installed by certified professionals. The home is secured to the foundation using piers and straps, and county inspections ensure everything meets required standards. Seeing the home placed on your land is often when the process feels real for the first time.

Phase 4: Utilities & Finishing Touches

About 30 to 60 days
(Often overlaps with other phases)

With the home installed, attention shifts to the finishing details that make it move-in ready.

Skirting is added, septic or sewer connections are completed, and water and electrical services are installed. Interior trim work is finished, and final county inspections are scheduled and passed. This phase brings together all the final pieces that turn a structure into a livable home.

Phase 5: Certificate of Occupancy & Closing

This is the final step and the most exciting one.

Once the Certificate of Occupancy is issued, utilities are activated, the appraisal is completed, and the final loan approval is secured. The closing date is scheduled, paperwork is signed, and you officially become a homeowner.

What to Expect Overall

Most home installations take approximately 4 to 6 months from start to move-in. Timelines can vary depending on permitting, inspections, weather, and site conditions, but our team works closely with you to keep the process moving smoothly.
